I have been educating myself about process of fixing and flipping. Hoping to build a capital then move towards rental properties for passive income.  Ive been communicating with a ton of realtors all over Georgia. I plan to go down to Atlanta next week for three days and meet with 3 realtors that appear to have experience working with out of state investors and also fix and flipped properties. My plan is see how they interact  with me and if they can assist in leading me to great contractors, attorney etc.  and of course showing interest in finding the right house(s) to flip.  Basically interviewing realtors.  Funding. I plan to have private lenders help with purchase and rehab.   I have spoken to dozens of lenders and basically want 10-20% down, which I have.  My question is, what should I look out for and what should I not do in terms of finding the right realtor and the right house to flip.  I really want to start a flip but don't want to rush.
