Post: Airbnbing other people’s property

I’ve been hearing success stories when airbnbing people’s furnished rental properties (with owners permission of course) to save costs and time in purchasing and furnishing properties for Airbnb. Has anyone done this and what’s your experience. I’m researching and considering this. Let me know your thoughts?

Im planning to my first purchase and fix/flip a property in Decatur, ga  (Donna Park area) . Financing from Private Lender:  The numbers are:

ARV $300,000

Repairs: about 50,000

purchase price: $178,000

Sounds like a good deal.  I will be there throughout rehab process.  What do you think?

Hi thanks for responding.  I’m just starting out in RE and initially thought flipping would be best.  Since I reside in NY, I’m exploring best out of state platforms.  I’ve decided that flipping houses long distance is difficult with no boots on the ground and travel expenses, time etc.  I recently visited ga. and found a property (via realtor) and contractors but did not feel comfortable with living miles away from property while rehabbing.  I now feel best option would be rental properties using Turnkeys such as Roofstock or similar whom handles due diligence, tenant process, PM and other transactions.  It’s impossible as you know to flip in NY markets.  Good to hear you feel Roofstock is decent platform.

@Rex Celle. Thanks so much for your response. It makes such a big difference knowing that one person was satisfied with RS non traditional way to purchase/sell properties! I would definitely like to discuss more aspects of RS. RS really seems appealing to out of state investors as you mentioned and saving time/ money that normally we have to use to buy out of state properties. I love in NY and passionate in buying ga. Duplexes/MF To rent out. Thanks again.

Yes same.  Like how they profile good indicators from buyers standpoint but want to know that someone actually used them and were satisfied with their services.  The numbers just has to make sense to me....  We can stay in touch when we find out any info. Ok?

Thanks for responding.  I notice a lot their properties are not within the 1% rule and if they are, they’re pricey. I’m really looking for duplex, MF rentals in ga.    I feel I would get a higher return with the right property.   Also a condo/townhouse for personal use when traveling to ga.   I live in NY.  Yes I am starting out in RE. What other sources do you suggest?

Just discovered Roofstock website yesterday via Marketplace here. Buying/selling properties non traditional method. I love that investors that wish to buy and hold are able to purchase occupied properties. Also flippers are able to sell to Roofstock. The process of buying and selling from RS seems much easier ? Just have to deal with buying property unseen. Little uneasy about that. Earnest money returned but lose their upfront marketplace fee ($500 or bit more ) if you don’t close. Has anyone worked with Roofstock or aware of them. If so, what are the pros and cons? Would love to hear your feedback. Thanks
