Rent to Own Idea Viable?

So I am going to be changing cities here in the next year, and I am looking to get started in buy and hold SFH investing. One thing that would be advantageous for that would obviously be a low debt to income %. So, how feasible, (assuming he is on board), would it be to have my father in law buy a house for my family to live in and give us a rent to own type deal where we are paying the mortgage and insurance on it, via him, so that it doesn't really show up as debt? or would a lending institution still see that as debt rather than rent?

Why don't you just go direct to the owner of the property for a Lease Option instead of involving your father in law?
