Wholesalers near me / Advertising

Hello All,

I've got a strategy I want to work on, and I need wholesale deals to look at.  My big question is though, what/where is the best place to find them? I know they are everywhere, but I feel like there might be a secret hideout that they all pay attention to. I would love to see their deals, and more especially, the deals that they may consider tough sales. 

I've only ever bought properties the traditional way, 20-25% down, through a realtor etc.  I'm trying to find other alternatives.

I see all the time the signs "we buy houses for cash" or "we buy hard to sell houses" etc, the bandit signs if you will.  However, these are largely not legal in my areas - so what would be some avenues of advertising that would be good for someone that doesn't want a ton of leads, but something to potentially keep me busy. I've been considering the newspaper, billboard blips (this is like a 10 second flip screen on the popular areas that rotates with everyone else's ads), craigslist, business cards, direct mail etc.  

Any insight would be lovely!

@Kyle Coleman You need to get a list of sellers first. You can find these lists online on sites like ListSource. You could try driving for dollars to find other off-market deals. Once you have a list you can try direct mail, RVM, text messaging, cold calling, facebook and google ads etc. You will definitely be able to find great deals this way and you'll be able to save that Realtor's fee too.  

I would personally advise you to start a well-strategized Direct Mail Campaign. That's how we, at our company, get most of our quality deals. This is a rough outlook of what our direct mail campaign would look like: 

Week 1: Send out your mail to your list

Week 1: (Optional) Start targeting your prospects with online ads

Week 2: Call up all your prospects to follow up the mail

Week 3: Send text messages to all the prospects

Week 4: Leave voicemails (whenever possible)

Week 5: Send out second batch of direct mail

A multi-channel marketing approach like this is definitely going to get you results, but, you will have to keep track of your mail and follow up the mail very diligently. Regardless of what you choose to do, it will definitely take time to find a great deal. So, be patient!

Also, if you plan on wholesaling, be sure to check your local laws about unlicensed wholesaling of properties. The laws on this vary state to state. Keep yourself safe and away from trouble.
