What's your method for finding deals?

The biggest whole in my strategy right now is how I'm going to find deals. I'm new to this, and am not sure if I should plan on finding an agent to work with as a partner, use an MLS, or some other method I'm not aware of. What's worked for you?

I am assuming you want to buy houses not multi unit apartments.

If that is the case, the best marketing expense you can spend to find deals is on business cards. Then network like crazy. Attend every real estate related event or meeting in your area:

  • REIA - real estate investors association
  • Landlords association
  • New home shows
  • BP meetups
  • Meetup.com and check any real estate related meet ups in your area

The point: I find MOST of my deals through people bringing them to me. Even OFF-Market deals (or properties that are not listed on the MLS).

I've acquired over 1,000 apartment units primarily through RELATIONSHIPS.
