Hey @Brian K. welcome to BP! I just got here about a month ago myself and am trying to learn and grow as much as possible. I'm also moving to Kona at the end of August, so it'd be great to connect once I'm there. Which High School have you been teaching at? Kona has a special place in my heart because I was a student and staff member at the University of the Nations on and off over a span of four years from 2013-2017. Met my wife there and after having our first little baby we are coming back to our second home.

I live in an expensive market where it is very difficult to find cash flowing rental properties. That means I will be partnering on flips in the market I live in, but looking to buy and hold rental properties for cash flow elsewhere. 

How do you go about choosing where to invest remotely? Where are you investing right now remotely?

@Michael Ealy That's really good to hear, thank you. I will be taking your advice! Business cards coming out soon. Any advice on what to call myself if I'm just a beginner? 

I've heard a few people say now that REI is a relationship business, so your experience fits with that. Thanks again!

The biggest whole in my strategy right now is how I'm going to find deals. I'm new to this, and am not sure if I should plan on finding an agent to work with as a partner, use an MLS, or some other method I'm not aware of. What's worked for you?

@Thierry Lemercier thanks for sharing this. Glad you were able to rehab to your liking and still get it to work as an investment! Great work. Do you come back through Hawaii often? I'm on the Big Island and would love to see what we can learn from each other.

@Yosselyn De Abreu Thanks for starting this thread. Things you're learning will be really helpful to others in Hawaii. I lived on the Big Island for a few years before and am moving back there this fall. I think that is slightly less expensive than where you are, but not a ton. Trying to balance the ease of having rentals close by, and the availability of less expensive markets to get started. Would love to know how this goes for you, and what you end up deciding on doing.

Hey Gary,

Thanks so much for sharing in so much detail! This is inspiring to me, and will definitely help me get started on my REI journey! My wife and I are really considering house-hacking when we move to Kona, HI later this year. If we can find something that could double as a live-in flip your story gets me excited about the possibility of that as well!

1) What makes wholesaling especially challenging in HI?
2) Is it from experience that you say you either need lots of time for networking or money for marketing?
