RE License in Investing

New investor from CA, I got my real estate license over a year ago, but have never used it. Hence, I don't know how to write offers, purchase agreements, etc. Now that I'm looking at purchasing properties, I'm wondering if I should find a broker to hang my license with, get trained on how to do the paperwork, in exchange for a small flat fee, as I will be doing most/all of the legwork.

Also do most brokers require their agents to be part of a realtor's association? I have no interest in being an agent outside of my own investments, so it wouldn't be beneficial.

Are there any alternative ways I could utilize my license for my benefit?
