Post: Options in selling condo

Hi everyone,

I'll be relocating from San Diego to Los Angeles soon, and am looking to sell my San Diego condo, seeing what the best options for me would be.

I'm licensed, but have never worked as an agent, so don't know how to handle the paperwork, etc. I'm thinking about finding a broker who will allow me hang my license for this one transaction, without having to spend money on NAR/CAR fees.

My other options would be FSBO with a lawyer/TC or something like redfin.

What do you think would be the best course of action here?

I'm a new investor, and a licensed agent in San Diego. I got my license out of curiosity, but have never used it.

Now that I'm looking to start investing, I'd like to be able to utilize my license and make my own offers, do my own listings, etc. Having never used my license, I have no idea how to write offers, listings, or any relevant paperwork. I'm not looking to be a full time agent, but simply use the license to my advantage in my own investments, with a few family/friends deals sprinkled in every now and then.

Does anyone on BP have recommendations on San Diego brokers I could potentially hang my license? I won't need my hand held in terms of getting clients, but would like some instruction and guidance on how to do the paper, accessing properties, getting comps, etc.

If anyone has recommendations, please feel free to let me know.

I got one hour with a very experienced flipper/developer here in San Diego. It's a rare opportunity for me to get one on one face time with him, so I want to make sure I go in armed with all the right questions.

Are there questions that you wished you had asked when you first started out?

Would it be appropriate to ask to follow/tag along on some of his rehabs/developments?

New investor from CA, I got my real estate license over a year ago, but have never used it. Hence, I don't know how to write offers, purchase agreements, etc. Now that I'm looking at purchasing properties, I'm wondering if I should find a broker to hang my license with, get trained on how to do the paperwork, in exchange for a small flat fee, as I will be doing most/all of the legwork.

Also do most brokers require their agents to be part of a realtor's association? I have no interest in being an agent outside of my own investments, so it wouldn't be beneficial.

Are there any alternative ways I could utilize my license for my benefit?

I'm in Southern California, getting ready to do my first rehab, also in CA. Can I create a LLC in another state and use it to do business here or are there tax complications and not worth saving a few hundred dollars and I should just create a CA LLC?

Hello everyone,

I'm looking into investing in out of state rental properties, since I don't have the firepower to purchase in my home state of CA. Being new to real estate investing, I don't have reliable contacts I trust out of state. When I do reach out to agents and property managers, what are some good questions to use to screen your potential team?

Do you guys also ask for references from other investors regarding managers and agents?
