Realestate investing questions and concerns

My wife and I are currently looking at investing in properties. We are just starting out and are currently inquiring about properties. The concern we are having currently is that the market in our location is a sellers market at the time and prices are increasing past the value of the homes. We are discussing if we should hold off for a better opportunity in the future market or what can be done in the current market. I know that we should be careful to not invest with just desire and want. We do have a VA loan and would need to be in the home at minimum a year. We would look at renting the property or possibly selling in the future. Any advice is greatly appreciated.
