How do I look at deals

So I have become a YouTube king watched a lot of videos. Thought I figured out a good way to analyze deals. But when it came to looking at a deal and talking numbers with a real estate agent or lender I was way off. And so I'm just wondering why when I thought I could get a cash flow off my numbers I was breaking even or going negative. Because the payments were high
