@Aiyman Khan check MeetUp its an app that has plenty of groups that can lead you in the direction you want to go with people who live in your area. I live about 20 minutes from you in Lawrenceville. I have found many great opportunities on MeetUp that are very beneficial in my business. It is easy to navigate and once you fill out your search criteria it will basically do all the work for you. All you need do is select the groups or events that better suit your needs. @Bill Hampton that is quite the introduction my guy. I am going to run down that list myself as I am still not as comfortable with the site as I would like to be. Thank you 

I literally read every comment on this thread and im anticipating the opportunity to read even more comedy as the comments continue to pour in. This is what makes BP a family and the place to be on the net for the educational entertainment value. A number of property owners have probably checked over their leasing agreements to include or exclude such activities depending on what side of the coin they happen to agree with. I am absolutely here for this LOL

Kendra Sunderland has struck again. Soon as you said library girl I knew exactly who you were talking about. A friend of mine who is a Duck informed me on her antics a while ago. @Paul Sandhu you are hilarious. Marketing the AirBnB as the porn house I dont think is the way to go. That may change the nature of your client list and cause damage to your reputation and the way the neighbors view your entity. Just my 2 cents. More than not these issues arise way more than many property owners even know to care. With the rise of reality television and the like. The realism effect is a popular genre. I would suggest that you revise you rental agreement to include a clause about suggestive material being shot without permission. I thank you for your submission because clearly this has been the most interesting post on BP in ages and there have been some great posts. Im gone to walk out on a limb and say this is the one that takes the cake, especially with the men ( see Paul Sandhu lol ). The good olive oil? Im appalled LMAO!!!

Amazing and awesome story. I am very happy for your success and the choices you have made in your young adult life. In the trades that is what is called " living the Dream!" Congratulations to you as you embark on a new and more rewarding chapter in your life. If I may ask what type of Lamborghini did you get? One day I hope to be able to say that I made the same purchase. So many tremendously inspiring and refreshing stories of triumph on BP. This one is at the Top of my list. Stick to the numbers and your script. You never know what another investor is thinking or their experience in the market. When people overpay they will usually be looking to sell. At that time you will be able to capitalize on the mistake they made and have the property at a lesser price. Its a marathon and not a sprint. You will be laughing to the bank in the long run as those who overspent will be learning valuable lessons. Numbers never lie

I would have no problem with that purchase. 1. I do not believe in ghosts and 2. I would not be living there. Other than that I would think that there should be a substantial price decrease due to fears of a possible ghost. So I would actually hype up the existence of the spirit to bring the price down. Afterwards I would hold a seance to rid the property of the invisible non paying tenant lol

Hello BiggerPockets members! It has been a while since I have been on the site and I miss you all. My passion is still at a high time high for this business. However the constant no's I had been receiving while attempting to wholesale ultimately led to a wane in my enthusiasm. A day does not gone by that I am not listening to a podcast of 2. I recently was inspired to begin anew after hearing the story and success of Grant Kemp on ep. 70. I know that it takes the 1st deal to spark the fire and until I get that done. I will not know the true excitement that I feel from all that are having their own successes with their strategies. Another of my issues is trying to be perfect and not wanting to make mistakes. That is somewhat of a fantasy as having listened to a many seasoned vets. Mistakes come with the territory. Well I just wanted to tap back in and show my presence. I am open to assisting any and everyone in Georgia with their properties and deals in any capacity that will teach me to do my own. Not looking for money but the knowledge to make my own. Much success to all and plenty of good health

Very inspiring and tremendous news. I am happy for all your success. Getting off of the sidelines and into the game is my issue. Hearing news like this pushes my harder to finally pull the trigger on a 1st deal of some sort.

Good looking out Player. I have been trying to reach out to whoever is game and excited to get it like me. So we can attack the area. I know that there is strength in numbers as well as 4 eyes are better than 2. But as of yet have not gotten any takers. It's all good because I'm a machine and will make it happen regardless. Thanks for the tips. I am trying to apply all the helpful tips and advice that I have been receiving.
