Looking to buy first property

I live in the Boston(south shore) market and am looking for a solid investment property. Three or a four family, preferably a four. Many of the properties I have walked/analyzed the numbers do not work. Any tips for finding good deals in a high priced market? Or... any advice on other marketplaces. How would I go about breaking into other areas that are maybe out of state or off site to me. Just looking to network and build my book of business. Any advice is greatly appreciated! Tia
