@Charlie MacPherson I took the day long course and got certified but it is just soooo painstaking to even begin to think about doing it myself. I do understand the lead laws. Just wondering if people found the encapsulates worked better on the wallet as opposed to full stripping everything down. Just searching for any help on what costs would be etc. Thank you very much. Always helpful.

Recently purchased 3 family in Massachusetts. Old building obv not de-leading. This being buy and hold I wanted to get some perspective on what fellow investors have found works best. The building itself needs vinyl on the outside so I know that will alleviate the outside as far as getting rid of the lead paint. What’s my most cost effective move for the inside? Any help is appreciated, Thank you!

I was referred to Cozy for an app to use when screening which is fine, i can do that through my iPhone. Im wondering which apps/programs are the most user friendly for beginners for my book keeping. I use a mac for everything at this point so that is the interface that i am most familiar with. Also, any alternatives too cozy?

Looking to shop different coverages for a 3 family in Massachusetts. Received a quote from Geico for around 3,600 seems very high. I’m going to shop for cheaper ofcoarse. Any input would be appreciated. Thank you.

Looked at a home today that is operational rooming house. Lender says needs to be listed as 4 family at the most otherwise i will have trouble with financing. I am a qualified buyer standard 25% down etc. Any thoughts would be greatly appreciated. Thank you.
