Post: Electric plan for landlords?

Can anyone recommend an electric plan for landlords? It's such a pain to sign up for an electric plan for two weeks in between tenants. I've heard of plans for landlords that you can basically turn off and on, but I haven't been able to find one.

PLEASE HELP!!! I have a beautiful $430K rental home in a great neighborhood. It has tile in EVERY room. My last tenants lived there for 4 years and they didn't take care of the place at all. They had dogs that peed inside.  To try and get the smell out I had a contractor rent a tile steamer, I had an AC guy come clean out all of the vents and I had the entire interior painted... and it still smells AWFUL! Please, does anyone have any recommendations on getting pet urine smells out?

I've purchased three rental properties since 2018. I've been very fortunate that all three still have the original renters. Two of the renters have been great, but I have constant problems with one. I get complaints from the HOA that their grass it too long, the flowerbeds have weeds, they have a broken down car out front, etc.. They are also ALWAYS late on the rent (shame on me for not enforcing late fees)! Their lease is up in May and I don't want to renew it. What should I do to make this process as painless as possible? Should I tell them the reasons I'm not renewing or just make up an excuse? Should I tell them asap so they can plan or just tell them 60 days before their lease ends? I'm so worried that they won't take care of the house between now and when they move out! I do have one months rent as a deposit. Any advice?

I'm considering making the leap from single family to multifamily, but I'm unclear on what the real advantages are to multi. I own 3 single family houses in a great town that is growing quickly. Recently, I read the Multifamily Millionaire, Wheelbarrow Profits and I've listened to the Grant Cardone podcasts on BP. However, I'm still not really sure of the advantages of multi over single. I hear that the main benefit of multi is that my wealth could grow exponentially, but that doesn't really make sense to me because I still need cash for a down payment. I can afford to buy a single family home each year. Because multi would take more, I could only buy one every 2-3 years. That seems like it would actually slow me down. I'm trying to wrap my head around how that would build wealth quicker. I'd appreciate any comments!!!!

I have 3 rental houses and I'm embarrassed to say that I've never had them had them sprayed by an exterminator for pest control. Can someone please recommend how often I should have them sprayed and is there a specific kind I should get? For example, I'd like to have them sprayed for termites but I hear that is expensive and it may not be necessary because there is no evidence of termites.
