I bought two rental properties and ran out of money. The two rentals took 20% down and didn’t give anything back but small rental income(after expenses). COVID hit, cash supply shrunk up. Not confident enough to use a different strategy to purchase another yet. Maybe if I had a partner or someone to shadow to show the way...

@Alain Defrance I invest in OKC. I met @Alyssa Dyer and @Kiera Underwood on BiggerPockets over a year ago and after meeting her and her team...I’ve been investing with them ever since. Couldn’t recommend anyone better for OKC. They are great for out of state investing, I live in California.

The rentals I’m referring too are in Oklahoma. The ones I have in California are already low (3%)

Conventional loan

I was looking to refinance my loans on my rentals.

I worked with “T&J Property Management” on the first rental. After I got the second one, I moved to “ Table Investments Property Management “. The switch was mostly due to having both rentals under one management team. But having Table do the investing side, project management side and the property management side...really made things flow a lot easier.

@Joe S. Yeah, I’m starting out also. It was scary to buy the first one but I bought it sight unseen. I was only able to do this because of the “team” I had helping me. @Kiera Underwood walked through the whole process and basically took care of everything. After that it needed to get rented. They had a property management team they recommended and worked with regularly. It was easy, they scheduled everything and sent before and after photos. The “team” is what makes out of state so successful.
