Looking to Purchase in Chula Vista/Imperial Beach. Any advice?

I currently live in Orange County and am looking to invest out of the area. I've seen a few good deals in Chula Vista and the surrounding areas. Any advice from current investors or landlords? I'm set to see a few properties this weekend, but any advice would help.
