Second off market deal negotiations

Hey Everyone, we’re working on putting our second property under contract with an off market deal. The seller now is saying he has other investor offers and is waiting to hear from everyone until he makes a decision. Should I put a time-frame on my offer or let time take its course? We were at $160k and he countered at $225k saying whoever got closest would get the property. We recountered at $175k plus will pay all closing, and then I was told he’s waiting to hear all offers.

    I'd make my best offer based on my numbers that work for me and wait for the yay or nay.

    If the deal works out within my parameters that's great and if not then it's onto the next one!
