Can I make this happen?

Hi out there - I've been a member of BP for awhile now but this is my first time posting. I've been a stay at home mom to a wonderful little boy for the past 9 months. The plan was for me to go back to work part-time once he was a year old, but that was before I discovered REI. I want to start making some money investing instead of going back to the corporate world but I'm having trouble getting started. Think I'm just overloaded on information at this point and also scared to go it alone.

Hoping I can get some advice on just starting out and which direction to take.
I would like to get involved with rehabbing but not sure if I can make it happen right now. I'm in San Diego, CA and the home prices out here are intimidating. I just started reading about buying and selling Notes and am thinking this might be a good starting stratedy for me to start with? Definitely still want to do the rehabbing but maybe down the line.

I've also been a landlord for the past 5 years and have enjoyed it. Just one property which was my primary residence - wasn't purchased with the intention of being a rental. I would eventually like to buy and hold more properties but obviously ones that generate positive cashflow as this one does not.

I need to make something happen soon. Doesn't have to be a huge deal, just something to at least get me in the game and give me a little confidence to move forward. As far as capital, I have $50k of my own to invest and access to $50k in private money.

Any thoughts or advice?
