California Newbie looking to invest out of state

Hello all I am a newbie in northern CA and have been on the hunt for a MFH for the last 4 months or so with no luck. Haven't found too many deals as the market is quite high. I have been throwing around the idea of investing out of state. For those who have and have had success any advice or guidance is much appreciated. Thanks
