Hey there 38, starting investing OOS about a year and a half ago. I own about 30 or so doors myself and another 20 doors with partners. Still grinding everyday. My day job allows me to manage it from home and still hustle in the real estate game. 

Very thankful and blessed. Shout out to the bigger pockets community wouldnt have been possible without it.

I like the south for laws and prices, but rents are low out there in most markets. Where rents aren't low, purchase prices exceed midwestern purchase prices. I see higher cap rates overall in the midwest, rather consistently.


Go for secondary and tertiary markets, that's where I'm investing right now. 

Also, you're from Lincoln huh? We're not too far apart!

by MFH are you referring to 2-4 units? or larger?

Correct pretty much everything I own to date is in between 1-4 units. So I'd like to keep it there and eventually scale up to bigger buildings in the near future or when they present themselves.

Hello to all, wanted to reachout to see what midwest markets are recommended to invest in. I currently own several MFH's in both Memphis and Indianapolis. Both have treated me well. Looking to extend in other markets. Any input and or feedback is much appreciated. Thanks
