@J Scott I have read your books, and I know that you invest in Baltimore, Maryland. What would you say based on the cost of repairs as of now would Baltimore fit in your estimated cost range? Ex: Old book about 70% of the numbers or new book 70%? Thanks in advance.

I don't think there's a way to get a definite answer on rehab costs without having a contractor give you a specific bid on a specific job. You might get some that could give you a ballpark answer if you give them exact details, but any contractor I've talked to has told me that they need to look at the job in order to give an accurate estimate.

If you're looking for general estimates in order to analyze deals, J Scott's book is the best resource I've found. What I do is take the average of the range he gives for labor and materials for each item and use that as my best estimate. I've found it's been pretty close.

As far as estimating numbers, it will obviously range but you can try to create an google sheet and make it open to public, and share here then people can go in and add their number.

I have read his old book. I guessing the new book has the excel sheet attached to it. I think I will put it up and see what I get. Do you have any pointers as to which group I should post my spreadsheet in. I don't want to be accused of spamming the system and posting in all of them. lol...which group has the gurus or contractors in it? Thanks for responding.

Echoing Russell on this one. Even at the county level, parts of Harford County can vary greatly compared to Baltimore County. To run estimates on jobs, keep it specific to a particular area (or even zip code). 

Best way to grab accurate data is to walk through potential rehab jobs with reputable contractors

I have an excel spreadsheet it is broken down in to interior and exterior projects as small as labor and material cost on small jobs like replacing a toilet in the bathroom, larger jobs replacing a roof with different material based on sf of roof for the fascia linear ft cost. The spreadsheet also has labor and material cost for mechanical, permits, staging and more. I would like to update the costs to reflect Maryland contractor rates. I would love someone to either look at my spreadsheet and edit or provide me with one in which they already have established. I hope this answers your question.
