Selling my single family

Hi guys My names Jonathan and my wife and I live in the expensive Massachusetts market. My wife and I bought a single family foreclosure a little over 2 years ago., in which we have over 100k in equity. We want to buy a bigger home in a year or so. But first I convinced her to get an investment property where we owner occupy a 3 family. By selling our single family first it allows us to only put down 5% vs 25% if we just bought an investment property. Wanted to get some people’s thoughts on my idea or if you recommend doing something different. Look forward to hearing what y’all say. Thanks

With all of that equity could you do a cash out refi and use that to buy an investment property without having to move? If I have to convince my wife of something usually that means she really doesn't want to do it and I've always been told happy wife happy life...
