NEXT STEPS? after HELOC

Hi BP! 
I am trying to put together my next step. I took out a HELOC, used that to rehab 2 duplexes that were purchased in cash, also another turnkey duplex that I purchased in cash. They have been rehabbed and most units rented.... SO my question is... what would you seasoned investors recommend I do as my next step? I have some confidence now and am looking to quit my job since I have replaced my salary with the rent. My properties are in Detroit and I have not been able to find a lender that does refinancing on rental properties...


What would you suggest my next step? I was thinking finding a small multi-family that I can get a mortgage on? But I am looking for direction and advice?
