What can a motel property be leased to?

Hi BP community,

I run an commercial property. An older lodging property. It's 2 story. Late 80s build. Slab floor, each level. Brick walls between rooms. New roof. 8800 SF. " L " shape building with private parking. I would like lease out entire property in NNN set up. Visual at nadeluxeinn.com.

I been told  by doing own leg work that corporate hotel chains do not want to lease this type of property.  So...

...What other industries can be enticed to turn property into their needs for monthly rental fee?

Ideally, I want to lease it to national chain maybe as they can reconstruct motel rooms into offices for like satellite office for Comcast or clinics or urgent care like MedNOW but any industry welcome as long they pay rent, insurance, and taxes.
