Hello BPers,

Appreciate everyone's help, ideas, thoughts. I'll keep it simple. Took over a niche or boutique lodging property. Building is 2 story brick approx 8900 sf with enclosed private parking adding approx 5000 sf. Poured slab floors on top and bottom. Walls have brick between rooms for added insulation. Located on main road, traffic light. SC DOT has VPD is approx. 22,000.

Are there any well known CRE business developers who have had successful transition from motel to xyz. Talks of fractional office leasing for entrepreneurial shared space e.g. Regus, Industrious, GreenDesk, WeWork, Novel etc have come up along with student housing via large medical school, research, healthcare presence. UPS Access Point brand partnership is on property, looked into UPS for further interest e.g. UPS Store.

 What are some D-I-Y methods can I deploy to attract multiple business tenants or a national brand ?  Any online business resources that can be recommended?  Budget is tight but highly motivated to turn positive. Thank you for your time and consideration.

I am interested in utilizing my building and parking lot for outdoor advertising space leasing purposes.  Traffic vehicle flow #s are high. Located near traffic light  intersection. How do I accomplish this task?  I do not mind doing the legwork but I need step by step instructions.  Thanks for stopping by.

My son recent raised $250,000 from 4 angels.  He finished his commercial project, got a loan and paid the investors off at a great interest rate.  The good thing is they are ready to invest again.

Hello. I am very glad to come across the Opportunity Zone (OZ) topic. I am small lodging operator in North Augusta, SC. Recently, the area in which the motel sits was deemed OZ status. From my perspective, what financial tools would be available to me to utilize this status for profit? I am motivated to set this up as a long term NNN lease.

I understand (sorta, kinda) the basics of OZ. It is a economic driver meant to ease influx of investments. Do I now reach out to investors or real estate representatives?  Can I DIY some things before involving more and more people.  Would love to banter around some ideas. Thanks y'all.

Hi all -

Thank you for the suggestions. It is currently operating as a niche property for the hard working men and women of the manufacturing and construction extended stay workforce.  I do not see a future as an exterior corridor motel so transition into a passive income through a long term lease.  I have seen a similar L shaped prompt/urgent care (new build) clinic. I think it can turned into an office medical park where mix of office and in and out patient services.  Property is zones GC on major road. Traffic light controlled traffic. Easy ingress/egress. High traffic count. Newly reconstructed roads around area.  

Any ideas non lodging would be keen. Thanks for stopping by.

Hi All-

I operate an older hotel property looking for ideas/industry to reconvert property into a long term NNN lease. Property located in big medical region. 6 major healthcare hospitals, countless medical auxiliary and support clinics, prompt care, labs, etc Based on basic feasibility report and area's reclassification as Investment Opportunity Zone economic status to attract more ease of investment dollars.

Goal: Do my own real estate marketing and promotion to corporate brands such as healthcare and set up property in NNN lease. Incentive includes Area declared Opportunity Zone by State and Feds. I run a small lodging property. 2 story exterior. Building is 8900 SF with own private parking, well situated. Real estate speaking, it is a solid property.  I would like to reconvert it to a more passive real estate income stream. The original purpose of a motor inn of yester-year was to serve the area's cold war patriots from the Sav. Riv. Site DOD. While a viable business model for some, and is still around my area, that mom and pop it has run it course.   Can anyone recommend or chat about how to attract interest and prepare the property for do it yourself reconversion?
