About to make my first offer on a multi family

Good afternoon, I am about to take the plunge and start putting in offers on some multi family property’s. I live in Tempe Arizona and have a real estate license. I would like to know what some of your more experienced and busters right into your contracts to protect you. Any special contingencies or language that you like to include in all your offers. I am not a practicing real estate agent, I just got my license to assist me in investing so I am a bit new to all of this. I don’t know if this bit of information matters but I will be investing with a partner and I will be using whatever commission they are offering as part of the down payment. We were hoping to come in at 25% down and finance the rest. Likely nothing smaller than three Plex.

@Matthew W Sauer Find a good real estate attorney who you can ask these questions, they can write the contracts, do title searches, and handle the closings. This will be a tremendous help and great part of your team.
