Newbie looking for some advise

Hey guys, I’m a 22 year old who Lives in California in a small town about 6 hours away from LA and have zero experience in real estate. I recently inherited some money and was looking to invest it. My goal is to one day have a passive income and not have to work a 9-5. Anyways I have around 30k to invest....I know it’s not much but it’s something. What I was wondering is where should I start, what kind of real estate should I be looking for and who are some people I should consult with first. Thanks in advance!

You should not buy or invest in anything yet. Get a job in real estate, become a real estate agent, work for an investor, or find a mentor. Learn everything you can for at least a year or 2 before you invest. It's just as easy to lose money in real estate as it is to make it, the more you know the better chance you have.
