First deals: easy conventional? Or straight to creative?

A local investor just told me that cash makes you lazy. It struck home with me. I’m looking into out of state investing and I can land a couple easy ones with conventional 20-25% down loans, then work on getting creative. Inevitably though I will have to get creative as I’m shooting for 50 doors. Should I jump right to the fun/hard part?
