That’s probably what I’ll do. Just wondering if I would be better off stretching the cash into more deals.

A local investor just told me that cash makes you lazy. It struck home with me. I’m looking into out of state investing and I can land a couple easy ones with conventional 20-25% down loans, then work on getting creative. Inevitably though I will have to get creative as I’m shooting for 50 doors. Should I jump right to the fun/hard part?

I’m in a similar situation with my sister. We haven’t talked specific #s but that seems to be where we’re going. I wonder though if you should discuss a time frame for that arrangement. Eventually you will may have the means to do deals without that partners funds and if all they contribute is cash, you might be better off with a different arrangement. Example: first 4 deals 50/50, then we re-examine or something like that. I would hate for a partnership to go sour because of a lack of communication on the front end.

Hi I'm Joseph Woodman

30 years old with two girls (5 & 3) and a boy on the way.

I'm in the red hot (read: expensive) Northern Colorado market, but just had my mind opened to out of state investing. 

I think flipping would be fun, but my real goal is to go long term buy and hold. 

My back ground is in church and non-profit work, but one year ago (March '17) I got into slingin' mortgages.

I'm highly analytical and I'm addicted to spreadsheets. I am content to work a  day job as long I need to while building this us, but I would like to be able to make career decisions independent of financial needs by my 40th birthday.
