Real Estate Dropping again???

I currently live in Las Vegas, NV. Home to foreclosure city. I was looking at purchasing a rental property, but I am concerned. I am new to real estate investing, but I am an avid investor in many areas except real estate. I have many friends, relatives and economists telling me to wait, as there is a 80-90 % chance that real estate will go down another 20-30% here, due to the economy. I can see for myself everyting is over inflated right now, I would just like to get some real estate opinions if I should wait. Thank you. Dave

I know nothing about your market, but I DO know that it is impossible to time the market perfectly. The financing market is historically favorable right now so you have that working for you.

There are some BP experts at Las Vegas on here...they'll likely chime in soon.
