Say the home is worth $100,000  , I would like to take on 10 investors at $10,000 each, and using the rent from the home as interest payments.

I am new to investing in real estate and would appreciate investors input. I currently own a home, that is rented out. I want to start a small real estate investment company using this home as the investment, taking in investors. The rent would be used as a monthly interest payment to the investors.

1. How would I set this business/ investment up as, I want the investors to be like owners in the rented house?

I would like feedback from others on this idea, and get their insight, and knowledge. I am wanting to start a First Trust Deed Investment Business. I am starting small, I currently own another investment home that is paid off, and rented out. Starting with this home, I am wanting to take in a few investors who want to earn 5-6% interest on their money, backed by the trust deed of the real estate from the home. Starting with this home and expanding as time permits.

Thanks for your reply. John, I also have to agree with you about another double dip recession. I am also looking at purchasing a condo to rent out. Condos and houses here in Vegas have really been beat up. I just purchased a short sale home here to live in for $94,000, 3-4 years ago the homes in the area were selling for $300,000. With high unemployment, and so many empty homes here, I am really thinking about waiting another year to see what will happen. Dave

I currently live in Las Vegas, NV. Home to foreclosure city. I was looking at purchasing a rental property, but I am concerned. I am new to real estate investing, but I am an avid investor in many areas except real estate. I have many friends, relatives and economists telling me to wait, as there is a 80-90 % chance that real estate will go down another 20-30% here, due to the economy. I can see for myself everyting is over inflated right now, I would just like to get some real estate opinions if I should wait. Thank you. Dave
