Yeah the reviews weren’t too good so I decided to buy in a different market. Have you looked into a different management company in the area?

Anyone ever heard of or dealt with Easy Street Property Management? If so what has been your experience? Read a lot of reviews from renters and some Landlords and not impressed but can’t always trust reviews...

Today I spoke with a senior loan officer stating he could provide 100% funding at 4% interest. I don’t want to share names yet but has anyone heard of this? I’m in a competitive market and this really seems like a scam. What are all your thoughts?

I agree the market doesn’t care. There is no such thing as 50k house any where near me unfortunately. I’m talking House is listed at 399k and maybe offering let’s says 349k....Many of the houses claim it’s a great investment opportunity until I run the numbers and the only thing you could hope for would be appreciation. There isn’t much cash flow....am I being to conservative with my estimates? Just want to be sure I don’t lose.

Yeah that’s what I’m thinking. Just have to find the best method to get the contact info in order reach out and start the building process.

The numbers seem to be so close in every analysis I do in the areas around me that I’m searching for multis. Currently I’m just researching deals on the mls.

Should I make a low offer on these properties to make the numbers better work for me or should I just give up looking on the MLS and drive for dollars as I am in my work vehicle a ton and just try to find properties that appear to need work, locate the owner and either cold call or send letters? My only concern with off market is properly figuring the right price to negotiate and finding the ARV quickly and accurately.

Congratulations!!

Im definitely interested in hearing more. What is the cash flow on this property after you factor vacancy, mortgage if you’re refinancing, capex, management and maintenance. Wondering if I’m better off starting out with out of state investing as my area is so high priced.

Thank you for the feedback.

I did miss the closing costs but I shouldn’t be responsible for realtor commissions as the buyer? Unless I’m missing something else. When I’ve bought my primary residences the seller was responsible for those. Is there something different when it’s not my primary residence?

Also everything is so expensive in my area. I don’t know what an actual really good profit should be per door. I asked in a different forum about my calculations if I was too low but got no responses.
