@Paul Sandhu I know Tyson already build in Humboldt TN, how about the one in Coffeyville? 

I just wonder why there lien still exist after an IRS auction. As i know IRS lien is top, other lien will be wiped after the auction, and it gives a free and clear property. Am i corrected?

I own a Sacranento County tax sale property for over 1 year. I try to apply Heloc or equity out from this rental property. However, Frist Tech Credit Union deny me said their title company won't issue title insurance for tax sale property. Anyone here can give me suggestions? Thankyou.

third federal Heloc pmt gonna be interest+principal. Is that mean they count against Income by DTI ratio and will approve less equity line?

Yes, i and my partner still own it, and there's tenant on it. We still have no chance to withdraw equity/or sell it. 

@Caleb Heimsoth. I don't really remember. But after the rehab, i have to paid 40% more of cost to repair other major stuff. So, that over what i expect. and the GC extend the time frame very very long. I have a very bad experience. 

@Jason Hansen I had a bad GC. you should ask @Blake Brose for recommendation.

I am wondering does any CC or banks NOT require full appraisal?

i am planning apply HELOC 200k from my rental 100% equity property.
