Pueblo PropertyGood Day All,

Attached is one of the photos that I took with this property this morning.  

This property has 4 beds 2 bath 1200 sqft of living space that excludes the basement which has its own entrance to more living area. Two port garage. The ARV on this property is $120K and is in a good location. Approximately between 8k to 12k would fix the repairs as there have been a few minor upgrades already done (i.e. new furnace and guttering). Send your email to me for further pictures.

Asking price 70k.

The agency that sent me the information about this property did provide me with a few photos which I can send you if you provide me your email address.  I am going to view the property myself this coming Saturday and can also send those to you as well.

This property is being sold AS IS and does have work to be done.  The price is low enough to cover the repair cost and still make profit over 30K.

Ok, so I find this potential property, ran my comps and is ready to make an offer and is at a pause.  Why because I the investor found this property without a realtor.  Now I do not have any contract with any realtor either soo why can't I click the link for the listing agent of the property and talk to them directly? Why do I need to pay a realtor to talk on my behalf in a deal.  Another question, why does every agent try to get me to sign a one year contract when I ask to place an offer for me.  Need much appreciated advice.  Thanks in advance.
