Newbie needing advice/recommendation

Looking for advice!! I am considered a newbie, I haven't done a single deal yet and a potential opportunity presented itself today. Where to begin? Property has not hit market yet and I haven't personally analyzed property yet, all I know is the agents opinion. He thinks it sell for 25k (his opinion) and will need roughly 25-30k improvements(again his opinion). The market area is desperately needing rentals. He "thinks" 900 monthly is easily reachable. Quick glance I think it's a good investment but I have fair credit and no money available for down payment. Finance options? How to land my first deal? Any advice and recommendations would be greatly appreciated for this "newbie" to get into real estate investing. Thanks in advance!
