I have only posted in the forums 3 times throughout the past couple years and now ready to jump in and participate and I either get no responses or 1-4. Just wondering if I am doing something wrong?

I have found a potential deal, however, the listing status is pre foreclosure. I have not dealt with pre or foreclosure properties. What are the necessary steps in determining if a deal or how to proceed?

So what you’re saying is we should get a contract agreement before purchase or is ok to pursue purchase then get contracts squared away? I’m trying to determine what type of splits are appropriate for this scenario.

New investor with possible partner option. Possible partner is a contractor who will be working my latest deal if I can get purchased out of foreclosure. He also has flipped and recently purchased his first rental. His loan officer shared an off market deal and he approached me on partnership. Wondering what is best for agreements if I put up funding and he provides labor. What type of splits or advice where we’re both protected and compensated appropriately. Appreciate it.

Looking for advice!! I am considered a newbie, I haven't done a single deal yet and a potential opportunity presented itself today. Where to begin? Property has not hit market yet and I haven't personally analyzed property yet, all I know is the agents opinion. He thinks it sell for 25k (his opinion) and will need roughly 25-30k improvements(again his opinion). The market area is desperately needing rentals. He "thinks" 900 monthly is easily reachable. Quick glance I think it's a good investment but I have fair credit and no money available for down payment. Finance options? How to land my first deal? Any advice and recommendations would be greatly appreciated for this "newbie" to get into real estate investing. Thanks in advance!
