Out of state investing?

Hello All,

Fairly new into real estate investing no deals have been done just massive research and knowledge I want to soak up before making any moves. 

However, I am interested in buying property out of state then renting it out. I live in San jose,CA ( Silicon Valley) and the cost of houses out here are outrageous and out of budget for me. I was thinking since houses of state are more affordable it would be a better route ( still considering the neighborhood as well)  I just want to know any major points  i should consider?
