Currently Househacking - Looking for Future Advice

Im 24 years old and just purchased my first single family home in York, PA and I plan on renting out the extra rooms to friends. I'm looking for advice on different avenues to take to get another property to rent. Should I use the rent money towards extra payments on my mortgage to build equity or set that money aside to save for a new down payment? Any advice on any good direction would help. I'm still in the beginner learning phase and just trying to absorb as much information as I can. Thanks for the advice in advance!
