Thanks for following me I'd love to connect! Im trying to start being more active within the biggerpockets forums. But another great place for analyzing deals is the webinars that BP has ever week on breaking down deals. It's easier to digest a video than have someone explain on a post like this. I also have a good comping worksheet I'd be happy to share if you don't have access to the MLS.

Always happy to meet new people and add fellow investors to my network! 

My rental is in Pennsylvania. But has anyone dealt with the issue where your mortgage is higher than the max ($750) they are willing to pay? In the case of PA it's first come first serve, so today being the deadline to apply, it's also a gamble whether I will even get $750. They could give me $250 and I HAVE to accept that as a 100% rent payment. Then I'm personally on the hook for the mortgage. 

Has anyone else ran into this issue and come up with a better solution that actually helps both renter and landlord? 

This clause is screwing the renter too since I can't afford to sign the documents he needs for this assistance. 

Any ideas? 

Did you run into the issue where PA says they can only pay up to $750 and you have to waive your right to collect any additional rent? That doesn't even come close to covering my mortgage payment.. trying to figure out what to do since today is the deadline.

I would be very careful advertising to raise money for a syndicate. I'm by no means an expert but I do know it's illegal if not done 💯 correctly! Your post doesn't say anything about accredited investors only among other things. Check out this article to learn more on the laws surrounding syndications.

The first quote had $300,000 liability but everything I've read said people get $500,000 and then an umbrella to get it up to 1 million. What I can't tell is if they're talking about multiple multi units or if that's overkill on one SFH.

I have 1 SFH rental property and I'm looking into landlord insurance. How much coverage do you recommend getting? And with an umbrella policy on top, do you use a different company to help ensure you are covered or is this not an issue?

The tenant has their own renters insurance. I get that it was just a chicken and in my opinion well within normal did behavior, it's not like it bit a person. But if it gets there I cannot have a dog labeled as dangerous living at my rental property, I also cannot kick out a dog labeled as a service dog due to the Fair Housing Act. 

I was doing work on my rental property over the weekend, and the gate was mistakenly left open and my tenants service dog ran away today. The tenant told me:

"He has been found. He killed someone's chicken and we may be fined and him labeled a dangerous dog. Devastating for our dog business. [He's a dog trainer.....] I just need for you to understand the seriousness of the situation.Also criminal charges , ugh let's hope it blows over" 

Because it's a service dog I couldn't get them to sign the pet addendum or anything to protect myself from the actions of this dog. Is there anything I can do to protect myself in this situation?

Terrified New Landlord Jess

I'm trying to remove a co-borrower from my FHA loan. It's been owner occupied for over the year requirement. The mortgage company (Amerihome Mortgage) said I could do an FHA Assumption. My question is whether it has to be owner occupied for another year, it's about to be a rental property.
