Good and Bad areas to buy properties in Memphis Tennessee

My husband and I are relocating to Memphis soon and were wondering if anyone knows of good areas (where properties will appreciate well) to buy rental properties. Thanks!

@Candace Taylor -  Memphis isn't much of an appreciation market.  But the hottest areas are midtown and cooper-young (in my opinion).  Memphis has a fantastic rental market for cash flows.

You should definitely checkout some of the REI meet ups in the area. Lots of cool folks in the REI world here.
