cash out refinance or use my own money

Should I wait to cash out and refinance my rental home to get me another one or just buy another house using my own money for the 20% down.

@Gabriel Benavidez I initially started financing on commercial notes so I could buy more rentals. The more properties you have the more you can leverage with banks, contractors, PM companies, etc. But be sure you go work with a community bank there in the Houston area. But best advise, take the plung and get your first rental. But be warned. Once you get one, and tenants in place, you will want more. They are like a drug. You can't get enough. Good luck!
