Rental property for out of state investor in Orlando Florida

hi! I am from Denver, CO. I want to invest in rental property in Orlando, FL.

I want to bring money to buy off one property, rent it, then get mortgage to get money out and do it again! 

I am small business owner and make good cash flow so that can be the down payment. 

Any one out there can give me some advices! Thanks!

You make your money WHEN YOU BUY.
If you pay market value, the only thing stopping you from owning the entire city is cash. When the market turns, if you purchased paying retail, you will be under water.
