House Hack and Business Expense

I recently purchased a condo where my mortgage comes roughly in at lower 1400's and hoa roughly 300 and some change.  I am renting out my master bedroom for 1275$ including all utilities,  Is it neccessary to put my roommate on a lease?  Also I would like to write off some of the stuff in his room as a business expense, does anyone have in reccomendations for me?
