How do I intake the first phone lead

BP family, I would like some guidance with taking in leads. I am about to begin this journey with my first direct mail marketing campaign. Besides the obvious information on a property, what other questions should I ask these motivated sellers? Your help and ideas would be greatly appreciated! Thanks!

I think learning how to talk to sellers, both motivated and unmotivated is best served by attending your local REIA and meeting other successful wholesalers and going through the same training (non-guru) or partnering with a successful one with a JV on a deal share.

Can you learn to ride a bike by reading about it? Sure, but roleplays, sharing scripts, sharing templates, going over the legalities for your specific area, are all things a legit training topics that are done better in person IMO.

People have gotten into pretty hot water with assignments without knowing the laws of their area.
