Look before offer or offer before looking (with contingencies)?
I've found myself looking at several properties which as you all know takes a lot of time and can be challenging to schedule with tenants, agents, contractor, and myself having a full time job. I have made about 10 offers in the last month with no contingencies as I had walked through them all with a contractor and knew the rehab costs. To save time for both myself and my contractor, I'm wondering what your thoughts are on making more offers with "walk through" contingencies vs. looking at every property before making an offer? Any insight on this or how you word your offers would be greatly appreciated. Thanks in advance!
