Should I buy turnkey prop. in a sellers market or should i wait?

I am trying to start investing in RE using a turnkey company. We all know at this moment that it is a hot sellers market. Since this is my first time investing. I want to make sure that I will be making the right decision. Should I buy now  or  wait till the market turns into a buyers market. Thank you very much.

turn key generally sells at a predictable rate of return cash on cash.. so prices fall in line with what the investing community wants to see.. and right now that is basically 10% COC a little less in some instances a little more in others.

prices will reflect these.. 

you need not be in a hurry as there is always turn key inventory .. but waiting won't make the deals any better..  only way things would get a lot cheaper is if rents crashed and no one is predicting that.

I see all those sitting on the sidelines waiting for things to melt down again.. in the meantime we are crushing it... :)
