Investing in smaller communities

It seems everyone is investing entirely in big cities. I am curious how many invest in smaller towns (12k pop.) or smaller? I understand appreciation probably doesnt amount to much. Just curious about why people dont talk more about smaller communities?

 Hey Nelson,

I am actually actively looking at smaller communities within a 3 hour drive of Omaha. My reasoning is simple, less competition. I am focused on areas with a small university.
