Recently talking to a buddy, he plans to move out of state for med school. A method of investing was brought up where basically he would cover the down payment on an FHA loan, for a duplex, triplex, or 4 plex, and live in 1 unit rent free. I would then pay the monthly mortage, expenses, taxes, ect. I would keep payment from other tenants until his 4 years of schooling were finished at which point we would negotiate a split of the cash flow. Assuming we found the right property to cashflow/break even. Does this seem possible? My other question.. considering he would have little to no income during school, if i co-signed on the loan could my income cover the banks mortage requirement?

It seems everyone is investing entirely in big cities. I am curious how many invest in smaller towns (12k pop.) or smaller? I understand appreciation probably doesnt amount to much. Just curious about why people dont talk more about smaller communities?

Hello all, my name is Nelson I am 22 years old and currently very interested in getting involved with real estate. I don't have a lot of money to start and was looking for some solid information to start investing. House hacking is not really an option at this point, because I currently own a home(3.5% down loans therefore are not an option correct?). I have considered renting my current home, but due to relatively high mortage I dont believe I could make much cash flow. Im trying to figure out if hard money is a decent option to start or not?
