Purpose of RE broker to investor??

Hi, my name is Nicholas Webb. I am new to real estate investing. There is a property that I am interested in investing into. The seller and a broker was outside the property today.( to be honest this scared the daylights out of me) The property is soon to be listed. I've spoke to the seller before and this is my first time meeting her broker. My question is twofold- 1what exactly is the use of a broker to a real estate investor? With the right words.. 2I wonder how I can still close on this property, while creating a good relationship with the broker? (teeth chattering) this would be a very good rehab but it's also my first time so… Can anyone help me?
