This property is a duplex. 3600sqft 2floor w/basement I have seen the property w/photos. The for sale price is 150,000. rent expected is around $800.. The homes in the close proximity area range from $60,000 - $400,000 There are 2(2bdrm/2bthrm) apts inside with needed cosmetic improvement. All the walls and flooring are decent shape. All plumbing works great. There's a basement with potential for another apt or for storage. There is 1 space/garage in the rear in need of cosmetic improvement as well. The roof is in excellent condition. I have walked through this property, I don't know how to calculate repairs however for arv. I'm guessing it's a nice profit. I am using the biggerpockets calc now.

If a property is being sold by a realtor, could an investor still purchase the property for.. let's say a discounted price? Even if not, I think that this property could be worth it. I'm told it's now a duplex two bedrooms in each unit. I have been interested in this property for some time now. I better make a move.(i'm new) but don't know how. Definitely a good rehab. help?!

Hi, my name is Nicholas Webb. I am new to real estate investing. There is a property that I am interested in investing into. The seller and a broker was outside the property today.( to be honest this scared the daylights out of me) The property is soon to be listed. I've spoke to the seller before and this is my first time meeting her broker. My question is twofold- 1what exactly is the use of a broker to a real estate investor? With the right words.. 2I wonder how I can still close on this property, while creating a good relationship with the broker? (teeth chattering) this would be a very good rehab but it's also my first time so… Can anyone help me?
